The Co-op board are your elected representatives and act as the governing body of the building. Coops are different from other apartment buildings in that each shareholder owns a piece of the building and therefore a stake in how it is run and maintained. There are seven members of the board, four represent the shareholders and three represent the “sponsor” who effectively represent the rental units and tenants in the building. The board members are your elected representatives and therefore are obliged to represent you as constituents. Co-op board positions are volunteer. The board is responsible for decisions large and small related to the co-op, including, but not limited the following:
-Approving and interviewing applicants in regard to the sale of units
-Decisions around construction and building repairs
-Approving larger in-unit alterations
-Maintaining the financial health of the co-op
-The hiring and dismissal of building employees (though not their everyday management)
-Maintaining effective communication with shareholders
The shareholders meet and vote to elect the board members annually in January. Any shareholder may run for a seat on the board and shareholders voting power is determined by the number of shares they control (corresponding to the size of their apartment.)
